Zillow Opens Its Housing-Intent Audiences to Advertisers on Pinterest

Zillow and Pinterest have agreed to let brand advertisers target Zillow's audience segments directly inside Pinterest. The partnership is the first off-site media expansion for Zillow Elevate and one of the first retail-media deals of its kind in the real estate category. Advertisers will access the segments through Pinterest Media Network Connect, a self-service tool launched last year for secure data-sharing and campaign measurement.

Zillow built 34 audience segments from real user behavior and more than 200 housing-related signals. They include buyers, sellers, renters, recent homeowners and fixer-upper shoppers. Pinterest, with 640 million monthly active users, is positioning the offer around high-intent planning moments for moving and home improvement, especially among the Gen Z audience that uses its visual search and shopping tools.

Kohler piloted the integration. According to the companies, targeting recent homeowners and fixer-upper shoppers produced 82% more incremental users and a 23.54% engagement rate on video ads compared with standard keyword-targeting campaigns on Pinterest Performance+. Zillow also said Elevate Audiences, a new on-site tool with deeper audience insights, will launch in September.

What the Zillow-Pinterest Data Deal Changes for Home-Targeted Ads

Zillow Moves From On-Site Inventory to an Off-Site Data Business

This is not only an ad placement; it is Zillow Elevate's first extension beyond Zillow's own properties. That shifts the network from monetizing people already searching for homes on Zillow to licensing behavioral segments across a different discovery platform. It creates a new off-site revenue line and makes Zillow's data valuable even when users are not actively browsing listings.

Pinterest Gains a Real Estate Audience Layer

Pinterest already has retail-media partnerships with tvScientific, Home Depot, CVS and Instacart. Zillow adds housing-specific intent that those partners do not supply. Because moving, renovation and home setup involve long planning cycles, the integration gives Pinterest advertisers access to consumers earlier in a high-consideration journey, rather than only at the point of purchase.

Kohler's Pilot Shows Direction, Not Proof

The reported 82% incremental reach and 23.54% engagement are promising, but they come from a single advertiser case study supplied by the companies. The comparison is against a Pinterest keyword-targeting baseline, not against all alternatives, and the results may not repeat across categories. They should be read as evidence that the audience logic can work, not as a guaranteed performance benchmark for every brand.

How Marketers Can Act on the New Zillow-Pinterest Segments

For media buyers and brand marketers, the partnership becomes testable immediately through Pinterest Media Network Connect. The specific audience segments and timing matter.

  • Brands selling home, renovation or moving-related products can test Zillow's recent-homeowner and fixer-upper-shopper segments against their existing Pinterest keyword campaigns; Kohler's reported 23.54% engagement rate offers a directional baseline, but it is not an independent guarantee.
  • Plan fall campaign tests before September, when Zillow's Elevate Audiences expands on-site targeting options; early data from the Pinterest integration can inform how much budget to shift to Zillow-derived segments once the new tool launches.
  • Advertisers already buying retail media through Home Depot, Instacart or CVS should check whether Zillow's 34 housing-behavior segments fill a gap in home-intent reach, rather than duplicating audiences they can already access.

Risk & Opportunity Assessment

Commercial RiskMediumThe deal's revenue depends on whether advertisers beyond Kohler see incremental performance; the only published evidence is a single vendor-supplied pilot.
Competitive RiskLowZillow and Pinterest are extending existing networks rather than entering a new market, though Google, Amazon and other retail-media platforms remain competitors for housing-intent ad budgets.
Regulatory RiskLowNo regulatory approval is discussed; the integration uses the existing Pinterest Media Network Connect framework for data-sharing and campaign measurement.
Reputation RiskMediumThe widely promoted 82% incremental reach and 23.54% engagement figures are company-reported and may face scrutiny if subsequent advertiser results do not match the pilot.
Technology DisruptionLowThis is a data partnership layered onto existing ad tools, not a new advertising technology.
Commercial OpportunityHighThe first off-site expansion for Zillow Elevate opens an incremental audience channel for housing-intent advertisers, while Pinterest adds a category leader to its retail-media roster.
